The Pennsylvania State Construction Notices Directory provides an easy-to-use online tool for project owners or their agents, contractors and subcontractors to quickly register and file construction notices on searchable projects.

Why Should I File?

To protect lien rights, project owners or their agents, contractors acting as agents for project owners, and subcontractors involved in construction projects totaling $1.5 million or more should submit notices for their projects in the State Construction Notices Directory. Failure to file an appropriate notice on the website may forfeit the right to file a lien.

When Do I File?

Project Owners, their agents, or a contractor acting as an agent for the project owner

  • Prior to beginning a construction project totaling $1.5 million or more, a project owner, project owner’s agent, and/or contractor acting as an agent for the project owner may file a Notice of Commencement with the directory.

Subcontractors

  • Within forty-five (45) days after first performing work or services at the jobsite or first providing materials to the job site in connection with the Searchable Project a subcontractor or their representative shall file a Notice of Furnishing if a Notice of Commencement has been filed.
  • Failure to file a Notice of Furnishing on a project that has a Notice of Commencement will cause you to forfeit your lien rights on the project.
  • Subcontractors who have not received full payment for their work, or for goods or services, on a Searchable Project may file a Notice of Nonpayment in the directory for informational purposes only.
